What is a home inspection?

In the definition of a home inspection, it states that it is an objective visual examination of the physical structure and systems of the home, from the roof to foundation, but in my home inspections I go above and beyond this definition.  I look for all major ticketed items such as roofing, structural, HVAC, plumbing, and electrical as well as maintenance issue and recommendations to make your home more efficient.  Most inspectors only address the major concerns, which is the standard of practice, but this is where I go above and beyond for you.

What does a home inspection include?

I look for all major ticketed items such as roofing, structural, HVAC, plumbing, and electrical as well as maintenance issues and recommendations to make your home more efficient.  I actually get into the crawlspace and attics and walk the roof if possible for a better look into the places where problems can exist.  I also look for mold, insect damage or infestation, and asbestos. I take several pictures of the concerns I see in the home so you have a visual as well.  I send you all those in a specialized report so you know exactly what I am talking about and looking at.  I break down the major issues separate from the maintenance issues.  I also like to walk the property with my client after I have completed the inspection to answer any questions and show you the major concerns.  Your report will arrive on the same day as the inspection and I am available for additional questions or concerns anytime after the inspection.

Why do I need a home inspection?

Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence.

What will it cost?

The price list will give you most of my pricing.  Things that could cause the price to increase would be the age of the home, geographical location, adding radon, checking well flow rate, and additional structures.

Why can't I do it myself?

When I bought my first home years ago I was looking at it as “my TV would look great on that wall” or “painting the room this color would make it look bigger”.  I was excited to own the home and was not thinking as an inspector would.  As an inspector, it is my job to look at the house through the lens of the proper elements of home construction, proper installation, maintenance, and home safety.  I know the home’s systems and components and how they are supposed to function properly and why they fail.  Leave the inspection to me so you can focus on the exciting parts like choosing the right paint colors.
